How do I approach a homeowner in probate without being intrusive?

When someone is in probate, they’re likely juggling legal, financial, and emotional challenges. Use care and clarity in your approach.

Option 1: Be Clear and Respectful About Your Role

/You can gently reference the probate process and position yourself as someone who understands the unique hurdles they’re facing.

You might say:

“I saw that you’re listed as the personal representative in a probate case. I know managing a property during probate can be complicated. I specialize in helping people through the real estate side of this process, things like maintenance, valuation, and preparation if a sale is needed. No pressure, just support.”

This approach:

  • Acknowledges their legal role with respect
  • Emphasizes your experience and resources
  • Keeps the focus on helping, not selling

Option 2: Offer Property Help Without Mentioning Probate

If you're unsure how comfortable they are discussing the probate directly, focus on the property and your solutions.

You might say:

“I work with properties that are going through transition and noticed this one may be in that category. I help families with options like cleanup, cleanout, valuation, and coordinating with legal teams if needed. I’d be happy to answer any questions or offer support if it’s helpful.”
